Do medical students in Europe get a university dormitory place?

Often, but never automatically. Places are allocated, not sold. The Medical University of Sofia's student council states that applicants need a permanent address registered outside Sofia and must rank high enough on a list built from their admission score. In Cluj-Napoca, rooms go to students in the order of their grades. Budapest weighs social and financial need.

That single sentence explains most of the confusion international applicants run into. A dormitory in Sofia, Plovdiv, Cluj-Napoca or Budapest is not a product you buy when you feel like it. It is a limited public resource with a published rulebook, a ranking, a window, and an office that closes at four in the afternoon. Miss the window and the room is gone, no matter how willing you are to pay.

The scale is worth knowing before you decide anything. The Iuliu Hatieganu University of Medicine and Pharmacy Cluj-Napoca tells international students that its Hasdeu and Observator campuses hold over 2,300 accommodation places. Semmelweis University in Budapest writes that its five dormitories and two professional dormitories together house more than 900 students. The Medical University of Sofia's student council describes seven residential blocks with eight entrances, six of them in the Studentski grad district and one in Lozenets.

Compare those numbers to the size of a medical intake across six years and the picture resolves itself. Some students live in a dormitory. Many rent privately. Almost everyone does one for a while and then the other.

How much does a room in Budapest actually cost?

Semmelweis University publishes a figure, which is rare. Its housing page for applicants states that private rental prices range from about 300 Euro/room and about 500 Euros/studio in the central districts of Budapest. That is the university speaking about its own city, retrieved in September 2026, and it is the most useful anchor we found anywhere in this research.

Two things make the number meaningful rather than decorative. It comes with a location, the central districts, and Semmelweis explains why those districts matter: most of its buildings sit in Budapest's 8th and 9th districts, so a flat there is a flat within walking distance of teaching. A room in a shared flat and a studio are different products, and the published gap between them is roughly 200 euro a month.

What Semmelweis does not publish is a dormitory rate, and neither do the Bulgarian and Romanian medical universities whose pages we read for this article. That is not secrecy. Dormitory rents in these systems are set by internal regulation and rate sheets held at the housing office, and they change by academic year. The position the universities themselves take is the right one: ask the dormitory office for the current rate before you sign anything.

So treat the Budapest figure as the one hard number and the rest as structure. Structure is what you can plan around.

Which dormitories does the medical university in Cluj-Napoca run, and how big are they?

Nine, across two campuses. The Iuliu Hatieganu University of Medicine and Pharmacy Cluj-Napoca lists its dormitory stock building by building on its international students department pages, retrieved September 2026. Hasdeu and Observator are both described as close to the city centre and near the university's own teaching facilities, which matters more than it sounds.

Two dormitories hold nearly a thousand students between them. Seven hold the rest. If you are assigned a place in Cluj-Napoca, the building you land in changes your daily life considerably more than the city does: a 90-bed house and a 504-bed house are different species of living.

The room mix is published too, and it is the part most applicants never see. Across the whole stock the university counts 338 three-bed rooms, 311 two-bed rooms, 211 four-bed rooms, 29 rooms with a single bed and 19 with a double bed, plus apartments and rooms adapted for students with disabilities. Read that distribution once and the expectation sets itself.

What does a dormitory in Budapest look like from inside the allocation system?

Semmelweis University runs seven houses of two kinds. Five are ordinary dormitories, two are colleges for advanced studies with their own admission. The Students' Union lists the buildings with their bed counts, and the spread is wide: one house holds 366 students, another holds 56. District matters as much as size, because three of the houses sit outside the teaching districts.

The two District VIII houses are the ones inside the teaching quarter, and between them they hold roughly 680 beds. Kunigunda is across the Danube. Bokay Janos is in Ujpest, at the northern end of the city. Same university, same fee structure, very different commute.

Semmelweis states that newly admitted students apply for dormitories in August, in a window that typically runs about fifteen days, and that the dormitory committee only decides in August. The university itself flags the consequence for students who need a visa: the decision lands late relative to the paperwork. That is a scheduling fact, and it is the reason experienced applicants prepare a private-rental fallback in parallel rather than in sequence.

When do rooms get taken relative to the academic year?

Earlier than most applicants expect, and in two separate waves. The dormitory wave is fixed by the university and runs in August. The private wave runs from roughly June to mid-September, peaks when returning students come back to renew, and thins out once teaching starts. In Cluj-Napoca the 2026/27 first-year accommodation form closed on 25 August at 23:59 Romania time.

Check-in dates are just as specific. The same university set dormitory check-in for 21, 22 and 23 September 2026, from 08:00 to 16:00, at each dormitory's administration office, by booked appointment. Those are not suggestions. An office that opens for three days and closes at four in the afternoon is a hard constraint on your flight booking.

Here is the sequence that works, in the order the calendar actually imposes it.

What does a landlord ask for before handing over the keys?

Identity, a start date, and money in advance. On the private market in these cities the usual package is a passport or identity card, your admission or enrolment document, a signed contract naming both parties and the monthly rent, the first month paid up front and a deposit. Nothing exotic. What varies is how much of it gets written down.

The document that decides your next twelve months is the contract, and it also decides your legal residence. Semmelweis University states plainly that students from outside the European Union and European Economic Area need an official address in Hungary to obtain a residence permit. A flat without a contract in your name is a flat that cannot produce that address. That downstream consequence is why the paperwork is worth slowing down for.

Ask for the contract in a language you read, or in two columns. Ask for the landlord's name to match the person collecting the rent. Ask what the rent excludes: in this part of Europe, heating in a pre-1990 building is the line item that moves most between January and June. Put the answers in the contract rather than in a chat.

Universities help here, within limits. Semmelweis runs a housing counselling service for its own students. The Medical University of Plovdiv's International Welcome Center lists non-academic support from day one, with a phone number and an office. Use them before you use anything else.

What should you agree in writing about the deposit?

Four things: the amount, what it covers, when it comes back, and who decides whether something was damaged. A deposit is not a fee. It is your money held against damage, and the whole question is how its return is triggered. Write the trigger into the contract in the same sentence as the amount, and the rest tends to take care of itself.

University dormitories are useful models here because their rules are public. The Medical University of Plovdiv's dormitory regulations require residents to pay for shortages or damage on the basis of a mutual statement of findings, a joint written record made together by the house manager and a representative of the resident council. Two parties, one document, signed. That is exactly the mechanism worth reproducing in a private tenancy.

So, on the day you get the keys, do what the dormitory does. Walk the flat with the landlord, write down what is already broken, photograph it, and both sign the list. Keep a copy. When you move out, the same list is the reference, and there is no argument to have.

The same regulations set a payment rhythm worth copying: rent and charges are due by the 30th of the current month. A fixed date beats a vague one.

How long is a student contract, and what happens over the summer?

Dormitory occupancy is tied to the academic year, and the summer is priced separately. The Medical University of Plovdiv's regulations state that students who use the residence halls outside the academic year, during the summer period, pay an increased rent. Private contracts in these cities are commonly written for twelve months, which is the point of friction for a student who goes home in July.

Think about the two options as one decision with a summer clause in it. A ten-month contract that you have to find twice is not obviously cheaper than a twelve-month contract you keep, once you count the moving, the deposit cycle and the two weeks of searching. A twelve-month contract with a written subletting clause is often the calmer version of the same arithmetic.

Ask before you sign, not in June. It is a one-line question.

What do dormitory rules actually regulate day to day?

More than you would guess, and the detail is public. The Medical University of Plovdiv's dormitory regulations set access by personal pass around the clock, but between 22:00 and 08:00 only residents are admitted. Visitors are allowed between 08:00 and 22:00. Longer visitor stays require a payment at the residence halls' pay office. Rent and charges fall due by the 30th.

These rules are the real difference between a dormitory and a flat, far more than the rent is. A dormitory gives you a fixed monthly cost, neighbours in the same year group, a manager on site, and a set of rules about who is in the building at midnight. A private flat gives you a door that is yours and a heating bill that is also yours.

Facilities are shared on a floor basis in most of these buildings. The Cluj-Napoca student organisation describes the H9 Hasdeu house as four students to a room, with one kitchen, laundry, bathrooms and study rooms per floor, and two WiFi bands available. Anyone choosing between a four-bed room and a shared flat should read that sentence twice. It is the plain specification of both the cost saving and the trade.

What does a year of housing cost, worked through?

Take Budapest, because it is the one city in this article with a rate published by the university itself. Semmelweis puts a room in the central districts at about 300 euro a month and a studio at about 500 euro, as of September 2026. Everything below is arithmetic on those two published figures, nothing else.

A room at 300 euro over twelve months comes to 3,600 euro. A studio at 500 euro over twelve months comes to 6,000 euro, a difference of 2,400 euro across the year, which is real money in a six-year degree. Two students sharing a 500-euro studio pay 250 euro each, below the published room rate, which is why shared flats fill first in September.

Now add the parts that are not rent. The first transfer is larger than every later one, because it carries the first month plus whatever deposit the contract names. Heating is seasonal and belongs in the winter months, not spread evenly. A move between flats costs a deposit cycle and about two weeks of your attention, which in the clinical years is the expensive part.

Should you move closer to the teaching hospital for the clinical years?

Many students do, and the geography explains why. Preclinical teaching happens in lecture halls; clinical teaching happens in wards, on rotation, often starting at seven or eight in the morning. A commute that was fine for a 10:00 lecture is a different proposition when you are expected on a ward before breakfast, several days a week, in February.

Budapest makes the point most clearly. Semmelweis University states that most of its buildings are in the 8th and 9th districts, and its two largest dormitories, Balassa Janos with 366 beds and Markusovszky Lajos with roughly 315, are both in District VIII. Its Bokay Janos house in Ujpest and its Kunigunda house across the Danube are not. Same fee, different morning.

Cluj-Napoca is arranged more tightly. The university describes both campuses as near the city centre and near its own teaching facilities, so the clinical-year move there is usually between buildings rather than across town. Sofia splits the difference: six of the seven dormitory blocks are in Studentski grad, and the teaching hospitals are elsewhere in the city, which is the reason many Sofia students rent privately from the third or fourth year.

The decision is rarely about money. It is about how many mornings you want to spend on a tram before a ward round, and it is the most common reason students in our placement work move flat mid-degree. What do other housing articles leave unanswered?

Three things, consistently. They quote rents without a year or a source, which makes them useless within one season. They describe dormitories as if a place were a purchase rather than a ranked allocation. And they stop at arrival, never mentioning that the housing decision recurs, that the flat which suits year one often stops suiting year four.

There is a fourth gap, and it is the one that costs people real time. Dormitory decisions and visa paperwork are not synchronised. Semmelweis University says so on its own housing page: the dormitory committee decides in August, and the university notes what that timing means for freshmen who need a visa. No article that treats housing and immigration as separate chapters can tell you that.

The fifth gap is Bulgarian and it is specific. The Medical University of Sofia's dormitory eligibility rests on having a permanent address registered outside Sofia and on ranking well enough on admission score. Those are two conditions an international applicant will not guess at, and neither appears in general cost-of-living roundups.
